This new restaurant design is an "inside-out steel pavilion" that features exposed structural steel elements to define the interior and exterior spaces. The steel structure was selected for its favorable columnless spans in the dining areas which is advantageous to keep rooms clear to further express the "pavilion-like" concept.

Situated on a major thoroughfare of commercial strip malls and warehouses, the choice of the "industrial" exposed steel and glass restaurant design has proven successful as a new landmark for Zippy's Restaurants in Hawaii.
