The award-winning project includes 81 residential units over a 2-story public and residential automobile parking structure. The elderly apartment complex consists of studio and one-bedroom apartments, a meal center, meeting rooms, and a rooftop garden courtyard. The project also includes a new landscaped public mall.

The project is sited within a densely developed commercial block. The design increased the on-grade landscaping and public ways, and also replaced the former parking stalls displaced by the new development within the project boundaries. The sensitive design by AM Partners creates a pleasant residential community in an otherwise commercial setting. AM Partners received the 1994 Outstanding Project of the Year by the City of Honolulu for the design of this project.
